Protecting a Home's Foundations with Subsoil Drainage, Waterproofing and Stormwater Repairs
Our team attended a property in Stanhope Gardens to carry out a comprehensive groundwater management project, combining subsoil drainage installation, waterproofing, stormwater pipe repairs and CCTV drain inspections.
The goal wasn't simply to install new drainage, it was to protect the home's foundations from ongoing groundwater intrusion while ensuring stormwater could move safely away from the property.

Why Water Around Your Foundations Is a Bigger Problem Than You Think

When it rains, not all water flows across the surface.
A large amount soaks into the surrounding soil where it begins moving underground.
If that groundwater has nowhere to escape, it naturally follows the path of least resistance. Unfortunately, that often means collecting around the footings of a house.
Over time, excessive groundwater can contribute to:
- Water entering garages or subfloors
- Damp internal walls
- Rising damp
- Mould and mildew
- Soil movement around foundations
- Cracking in masonry
- Saturated garden beds that never seem to dry
Many homeowners initially think they have a waterproofing problem, when in reality the waterproofing is constantly under pressure because groundwater has nowhere else to go.
The best long-term solution is often to manage the water before it reaches the building.
Waterproofing Alone Doesn't Stop Groundwater
One of the biggest misconceptions we see is that waterproofing membrane alone will solve water ingress.
While waterproofing forms an important protective barrier, it isn't designed to hold back groundwater indefinitely.
Think of waterproofing as a raincoat.
It helps stop moisture entering the building, but if water is constantly sitting against the wall, pressure continues building behind that membrane.
That's why drainage and waterproofing work best together.
For this project, excavation was carried out alongside the house to expose the foundation wall and footings before the surface was thoroughly cleaned using high-pressure water jetting.
Two coats of waterproofing membrane were then applied to the below-ground brickwork before Corflute protection was installed against the wall to help protect the membrane during backfilling.
Installing a Subsoil Drainage System

Once the waterproofing was complete, attention turned to managing the groundwater itself.
A new agricultural drain, commonly called an AG drain or subsoil drain, was installed along the length of the foundation trench.
Unlike standard stormwater pipes that carry roof water away, an AG drain is specifically designed to intercept groundwater before it reaches the building.
The pipe contains small openings that allow groundwater to enter the drainage system before it can build up against the footings.
That water is then collected and safely transferred into the property's stormwater system.
To improve groundwater collection even further, the drainage system was extended through the front garden bed between the existing hedges, allowing a larger section of the property to drain naturally.
Why Blue Metal and Geotextile Fabric Matter
One part of the project homeowners rarely notice is what surrounds the drainage pipe.
Simply burying an AG drain directly in soil isn't enough.
Over time, fine particles can clog the pipe and significantly reduce its effectiveness.
To prevent this, the drainage system was wrapped in geotextile fabric before being surrounded with 8–10mm drainage aggregate.
The aggregate creates open spaces that allow groundwater to flow freely towards the pipe, while the geotextile fabric helps keep soil particles out of the system.
These materials play an important role in ensuring the drainage system continues performing for many years after installation.
Repairing the Existing Stormwater System
Managing groundwater is only one part of protecting a property.
The collected water still needs somewhere to go.
As part of the project, damaged stormwater pipework at the front of the property was replaced before the new subsoil drainage system was connected into the existing stormwater network.
This ensures groundwater collected by the AG drain is safely discharged away from the house rather than simply being redirected elsewhere on the property.
Looking Underground with CCTV Drain Cameras
Before completing the project, our team carried out a CCTV drain camera inspection of the downstream stormwater system.
This step is often overlooked, but it's incredibly important.
There's little benefit in installing an entirely new drainage system if the existing stormwater pipes are blocked or damaged further downstream.
Using specialised drain camera equipment, we confirmed the condition of the existing stormwater line and verified that water could flow freely towards the outlet pit.
This final inspection gave the homeowner confidence that the entire drainage system—not just the newly installed section—was operating as intended.

Rather than relying on a single repair, this project combined several systems that work together to protect the home.
